check out www.narpm.org for a property manager.  (National Association of Residential Property Managers) these ppl will be active property managers not sales agents and have knowledge of the laws and regulations in your area.

 It is  really not a assignment fee as I do not have the home under contract so what  do you suggest I call it?  I would definitely let the seller know I am adding something for me and the buyer needs to know  the fee is  for finding the property . Even with my fee the price is still below market so hopefully it will not cause any issues.  I wanted to get started in the wholesale area and thought this might be a way.  Just did not know if it would work if I  do not have the home under contract.  Suggestions are always appreciated.

I  know many wholesalers and buyers  but do not have the money to actually put money down and then assign.  I can just "match them together" .  Can I just advertise it as  example : . $50,000 PLUS $3000 assignment or finders fee?  Or just say $53,000  and at the bottom of the marketing piece break it down or not ? I am a licensed realtor . Any suggestions would be helpful.

Hello  PB members!

I am a licensed realtor and property manager in  Florida. I  manage single family homes in Jacksonville and Orlando, Fl.  I  hear all the stories on BP about property managers not doing a good job  but I am  here to say that  I am one of the few pm's that  owners love as I treat every home as if it were my own.  I work with investors before they purchase a property to give them a accurate idea of what the rent they can expect to get is.  Most realtors just want to sell you the home and have no true knowledge of rental markets.  Most of my investors are out of state  and I have the knowledge and  vendors to get  the home in rentable condition from major to minor rehab.
