sorry about your loss, if you repeat it you can be angry at yourself. fool me once shame on you, twice on me....

the lessons to learn:

-trust no one except yourself

-do the legwork to get the information you need before you jump, if unsure, don't jump

-the key to buy and hold is essentially taking more in then goes out...that's it. what are the factors determining its success or failure? repairs, tenant, nut, hassle involved with first 2. where/what to buy? buy where no 1 is minimized, 2 is maximized (rent amount/propensity not to be a headache) 3 is minimized (cheaper the house/lower the nut)....it would take a lot more than a dinner to have my hard earned information, but that should give you good basic rules to abide by.

advice is to see an attorney, to give an opinion in this situation would be foolish. however, in general, a tenant owes someone rent if they are in that house. a landlords passing does not give someone free tenancy. Who is owed, when, and what to do about it would be questions your attorney can answer for you.

@James B. what you are desiring to do with your money is foolish. Reason being is that you are throwing money into an investment that is taking money from you. Why buy a bond is you are receiving a negative rate of return? Stock with a negative dividend?...the hope you are betting on is the appreciation of the house? Perhaps, but also risky. More to pay off the mortgage and be positive cash flow? Sure, why not...but why do it if you don't have to. The idea is to cover one's nut and not have to lose anything, maybe god forbid have positive cash flow. ..then arrive at the end point of owning things outright. If you are a gluten for punishment, losing money may be right for you.

Hi, I have many rental properties in mostly low income sectors throughout Baltimore city. What are you looking to do exactly? I've got a lot of directions I could point you toward depending on what you're interested in specifically. On a side note, working with the state gave you a pension i would guess? If so....why complicate your life with this?
