hello, I like and execute your model. I own many rentals and flip the occasional house while continually acquiring more rentals. I also offer acquisition assistance/management through my company to do the same. my goal is to own the rentals outright, which I have accomplished in a relatively short period of time with many more on the way. welcome the "the show"...sincerely, a franklin elementary and middle school alumni.

a new boiler is quite expensive, a forced air unit about 25 percent of the price, which is why after scraping or sellin the radiators, a forced air system might no t be a bad idea. The gas is already there, just run the trunk and the flex line (if possible) are go hard trunk all the way. Pay the few dollars extra and get rid if the headache. That's just me though.

Eliminate boiler, run duct, replace with furnace....water is a landlords arch enemy, mine anyway, and I will always eliminate it when an option to do so presents itself. Boilers are a constant headache that can have problems anywhere including every pipe and radiator. With forced air, only the furnace can cause a problem, and water will never be a factor.

What's wrong with Germantown specifically? Renting as a whole can be a pain if you don't know what you're doing, but last I checked Germantown is a nice area. renting in a nice area with that proximity to dc should be little problem, relative to other rentals

hello, I'm baltimore landlord many times over and just discovered this website around 3 weeks ago. I'm an agent also, more out of necessity than anything. I manage everything myself, with employees ive brought on, I help others with buy and hold acquisition .....coincidentally, ive seen your name on some listings and thought my childhood friends mother was a real estate agent.
