@Douglas B. you're idea isn't bad, if you can get a section 8 tenant much of your issue is alleviated. the issue being paying the rent. Section 8 will take care of any repairs they cause. Crime is immaterial, as long as you have insurance to cover theft, board up the house when vacant, window bars on windows, get rid of copper plumbing and replace with PVC upon purchase, forced air is your friend, boilers are not because radiators make good scrap and can also be stolen....proceed accordingly

Hello, what are attempting to do is possible, but depends on many factors; specifically how much your mortgage will cost per property per month. I do what you are talking about already, and have done so in a different form 30+ times. where are you looking to accomplish your idea??

the point of this is to get money so you can get the stuff you want. money itself has no value actual value except as pieces of paper.

A lien cert would usually be required, period. Whether the buyer wants it or not. How else would you know that title is clear? I believe your title company owes you some money. Just make sure it's visible as an actual loss to the title company, not just some term you came up with in theory.

Information is power. If a house is a great deal, someone would have picked it up. 95 times out of 100. To guess without seeing the place, usually the cause is 1 of 2 things, in my experience. Work required in the house in not reflected accurately in the price, or the bank/ seller (usually bank) is living in a dream world relative to list price/location.

I enjoy not paying others immensely. I will be doing work tommorow others were hoping for. If have to babysit them to make things go right, so id rather just so it myself and save the money.
