Another Detroit-Shoreway investor here. As Daryl said, cash flow is great for us in that area. We have mostly section 8 tenants and haven't had any problems with tenants destroying our properties. In fact, we have tenants who do maintenance on some of the properties for us.

I think it all comes down to your screening process. Happy Investing!

Renovation complete December 2016. POS violation free. New furnace, new A/C, electrical and plumbing updates, new appliances, finished rec. room. Tenant or owner occupant ready.  I have properties in this area, without all of these updates, and they rent for $994/month.

I passed the licensing exam to be a real estate agent in Ohio!  I'm so excited, especially considering it's been 10 years since I took the classes.  I have to give a shout out to the "Prep Agent" on Youtube.  No doubt in my mind that his videos are the reason I not only passed, but crushed, the national part of the exam.  To me, this was "The One Thing" I could do by the end of this year to take my real estate business to the next level.  Just wanted to share the good news. Another stage of learning begins...

@Kirk Berryman you bring up a great point, and it would've sold for more than $9001.  The process of wholesaling was not yet on my radar... that's something that I've recently learned here on BP.

@Mike J. time from acquisition to sale was about 4 and a half months. We got a great deal on the purchase price ($1) because we were helping out a realtor friend who moved out of state. Since the house was given to us we figured we'd do a little extra on the rehab.

New plumbing, HVAC, windows, kitchen, bathrooms, flooring and paint.  With holding costs, we ended up $10K over the intial rehab estimate.
