@Adam Widder Thanks for the tip, I see a few projects going on around me so I'll see if I can find some contractors that way. Do you have some questions you like to ask? Like if they have some way they can show the work they've done in the past or any references?

@Julie Goodwin you should look into conventional loan programs as well. I was able to finance a house hack duplex in January using Home Possible (I believe), which has some restrictions, but I was able to do 5% down and I'll be able to get rid of PMI and keep my interest rate which was important for me since the rates are at record lows. I'm not doing major renovations to force appreciation so a refinance isn't a requirement, but something you can consider

I just purchased a duplex in January and I'm looking to finish the sun porch into another bedroom. I am planning to open up a load bearing wall, replace the windows, level the floor, add insulation, etc. Ideally I'm looking for a contractor that has experience working with older homes in NE Minneapolis. Anyone know of any or have any tips?

Hey Bigger Pockets community! My name is Ben Pehling and I'm from Minneapolis, MN where my wife and I just bought our first home and investment property (a duplex) in NE Minneapolis back in January. I'm 32, a software developer and my wife and I have 2 young children with a 3rd on the way. We had been looking for a SFH last summer, but were inspired by a friend who hit financial independence using RE and changed gears towards REI. My goal is to replace my income using income from real estate investments so I'm looking to generate cashflow.
