More specifically, let’s say I see five great houses that would make great rentals for 50k each.

I make five offers and get 4.

Now can I take these four contracts and show them to a guy/gal who does portfolio loans and loan on em all for 200k?

Anyone have a recommendation of a great lender who would do this?

Found a property in a great area. Conventionally rented out after 55% expenses and taxes etc (ran numbers conservatively to be safe) will make about 12% cash on cash if financed.

Found some guys who live locally there and work in PM for 4 years and are breaking off to make their own PM company. New and hungry.

They offered to fully manage the property as an Airbnb. They will pay us 30% cash up front for a 49% equity stake in the property I retain 51%. If they don’t perform for three to four months I can fire them and revert back to traditional buy and hold with the bigger established PM company but they retain 49% ownership.

As an Airbnb prelim math says I will be out of the “red” in 2-4 years. But I get a property 0 cash out of my pocket. What do you guys think?

Hello all!

I'm a buy and hold investor in various parts of the contiguous 48-states.  We vacation yearly in Hawaii and I'd like to get a property out there to help with some of the tax burden (still employed with a W-2).

I'm interested in investing anywhere in Hawaii that won't lose any money after mortgage payment and expenses. Does this exist in Hawaii? Normally I invest only if there's a safe 10% COC return but would accept less in Hawaii for the tax write-offs for vacationing yearly there. We can adjust our vacation to the island where the investment is in so I'm open to any island.

We vacation in Hawaii every year. I would like a rental property to help with some of our tax burden.

Can anyone help me with connecting to the right people for an easy minimal hassle buy and hold?

Normally my underwriting requires 10% COC but I'm willing to accept less for a no hassle rental I can check on during our yearly vacations and take advantage of some deductions.
