Hi BP,

I am looking to refinance a few properties I own in price hill Cincinnati

Appraising these houses can be kind of tricky for the price in this neighborhood changed a lot in the past few years.

cuz anyone know a good appraiser or perhaps can't advise on how to go about getting the maximum appraised price of these properties?

the short answer is no.

any predator on creditor cannot come after the beneficiary.

The big thing about Land Trust is anonymity meaning that on the deed the only person is the trustee,

which can be outside of the state or even outside of the country.

He also may be an attorney which would resign straight after getting the deed transferred into the Trust.

And would refuse to release any information by law,

so not only they cannot sue the beneficiary in most cases they won't get to know who is he.

land trust documents aren't public information there are just a set of documents sitting in your file cabinet

@Adam Walter, some great great advice and information.

In regards to the land trust,

what you are supposed to do is take title in the land trust but have your LLC as a beneficiary, because Land Trust gives you only the privacy and separation of entities,

Not legal defense that you obtained by having the LLC as the beneficiary.

also, take note it's not only the number of houses in the Llc that counts,

It's about how much Equity you stand to lose, so if you refinance almost all of your equity you should focus on how much Equity is locked in the llc.

answer.

who is your buyer how many people are going to be living in this house how many kids if at all.

Talk to agents inquire who would be your buyer.

another idea is to advertise while you're still in construction,

then talk with your prospects and tell them,

'you can get to choose what kind of garage I will build for you'

by doing so you will get a very exact answer,

plus you might sell the house before the end of the renovation.

I don't know why no one is mentioning it,

But there is the famous landlord door opener.

Officially it's not legal you are not supposed to break an entry,

But what can you do......

Especially if you keep everything whole and don't break nothing.

I would love to buy a few SF

Preferably not in need of full rehab.

I like buying for cash and getting people from the local community to buy it with very long-term financing enabling the locals' to have pride in ownership for the same or less of rent cost.

High BP investors,

someone invaded a vacant house I own installing a lock on the front door.

The Intruders moved in the past 2 weeks or so.

is there any way to get them out other than filing an eviction?
