I always use a Lawyer. Cost a few dollars but will save headaches

Most sheriff web sites will quote the upset amount including penalty and fees. The actual max bid of the bank will be lots of times lower as they are looking to recover the principal

Maybe the bathroom Flooded and caused rot and that is why studs were replaced

I know that Philly Sheriff office has a free seminar to beginners. 

In my experience the brokers on auction website are just listed because the site needs a local broker. Often they are not too knowledgeable of the property at all.

 I don't think you can fix this

Please note that the Auction site counter bids themselves on behalf of the owner to bring price closer to reserve.

I am sometime bid on a property for 2-3 months until price is within my desirable range

Don't buy a bad deal just because you cant a good deal

I am not from your area so i cant help with GC

when starting off you are always better hiring someone to oversee the project.  

Honest contractors are hard to find.

Get detailed invoices. 

Get a second opinion when you are not sure

Only take someone who answers "all" your question

I am more then glad to try to answer any specific questions as far as fair pricing

However the issue is ( to my understanding) in all of NJ

I am not in your area. I however I found that hitting pavement and shaking hands works best.

there are deals in every area. Drive the streets. Speak to Friends. Ask friends to think of someone that can connect you.

Fining deals 30% what you know and 70 % who you know
