I am in the Area with many crews doing flipping houses so I don't think my Management cost will be 10% as I will be able to do most things in house

However at $130k I think you are overpaying for house

Do you purchase land and build rentals on it? (I found some land that would be a good fit)  - $85k seems little to develop a land

Do you just purchase a multifamily home and rent it out?- If you want to use BRRRR then it can be ok. However it will take a while to build up inventory.

Do you try to pursue a flip opportunity? - If the market that you are looking into is hot . It might be the best way to get your money returned fastest.

Speak to brokers and mentors in your specific area.
