@Justin Johnson closing cost on a commercial loan is much higher as you will need many inspections to qualify for loan

@Bill McCann it seems ok. I think your holding cost are going to be higher then you are allowing yourself. Best of luck FYI you need to take off address when you request people to analyze. If not you are setting yourself up to loose the deal to someone greedy

@Briana Bean being a handy man is different then being able to oversee a house flip. If he thinks his time is worth less then the cost of hiring someone then go for it.

@Dan Johnson as long a drywall is screwed in properly there is no issue have 2 layers. It has a side benefit it is a bit of a sound barrier

Sometimes people get too attached to a property and they are willing to compromise on what they want just for the sake of getting a  deal

Being able to "NO DEAL" ( to a bad deal ) is better than saying yes to a bad deal, just for the sake of having something.

When you analyze a deal, think to yourself, If i had 5 other deals on the table would I still accept this deal.

If your only reason to accept deal is because there is nothing else on the table. 

Lots of times you will regret saying yes

@Darson Grantham with out details on type of location it’s hard to analyze properly. If the area is a upscale neighborhood then you furniture will be a negative.
