@Michael Ealy u seem to have alot of knowledge about section 8 so I hope I don't mind me asking a quick question?
How do I determine how much I require for rent from a section 8? Do i just go with the market rent, do i go alittle below, i see some saying that section 8 rents can be higher than market rent, how do I come up with that rent amount?

@Nicole Warne-McGraw so does this mean your deposit is refunded because u didnt like the amount of money it would cost for rehab?

@Marc Winter hahaha. nice name yourself. Probably it's just my ignorance but I just assumed section 8 would have a lower credit score. Probably not right to say out loud but that's just what I have been hearing since I moved to the US two years ago.

@Marc Winter how do you normally screen section 8 tenants cause I would think it would be alittle different from screening non section 8?

@Ralph Poirier do you find student rentals are destroyed more than rentals to working individuals?
I am guessing you rent by room which would mean for a 2 bed 1 bath for example you are making alot more on renting to students than to working individuals, does the extra income off set the increase in expenses when renting to students?

I am interested in the atlanta market; been looking at the market as a whole but I dont know specific neighborhoods. Does anyone have any advice as to which neighborhood to stay away from and also the better neighborhood I should consider for buy and hold. I am also open to the outskirts of atlanta
