Hi how's it going,
I'm from the Tri-State area and want to invest in multifamily properties.
Obviously, I'm not looking to throw away money, and need to understand the market before jumping in.
What's the best way to gauge the market and learn about deals etc?
Get a job at a firm and work there first for a year or two?

Hi how are you,
I was interested in finding out how one should go about analyzing a local real estate market and gauging whether it's a hot market or on the decline. I know there are so many variables, but I was wondering if anyone could point to an educational resource that provides a sort of systematic way to break it all down. I want to get a bit more detailed than "There's a good school district and it's near a train station." Long term rent/occupancies etc, concrete statistical data.
Thank you

Hi, I'm interested in working as a salesperson to learn the intricacies of the NY real estate market (five boroughs). I want to choose an area that is on the rise, and a good place for potential investing in the future. Anyone have any suggestions?
Thank you.

Hi guys,
I've spent the last year educating myself - I took a Real Estate Principles course at Harvard Extension School, and I'm currently completing my Real Estate Salespersons course.
I would like to invest in commercial real estate - not sure yet what subset, but I'm thinking multifamily might be a good place to start.
Is it better to get a job in the field for a few years? Or is it possible to just attend meet ups and network to eventually immerse yourself in a deal.
I've found that there's only so much you can learn from books - real life practical experience goes a long way.
Thanks,
-Shon

Hi how's it going?
Simple question with an extremely complicated answer, I can imagine. For example, I'm from Long Island, I'd like to invest in my first property somewhere in a 50 mile radius of my home. I have a budget of what I can spend so that's a start, but what's next? Pick a type of property I'd like to invest in? Pick a town?
I've read a lot about estimating cash flow and what not, but how do I analyze different markets and choose where I want to invest? So much goes into it I'd imagine...past trends in the appreciation of prices, population, school district, and what not.
Just trying to understand how to actually get started with this thing. I've read a lot over the last couple of months, but it's not like the Stock Market where I can sign up on Etrade and buy a blue chip to get my feet wet. Here, I have to really understand the area before I do anything.
Any advice or books on this topic would be great. The way I see it at least, before buying my first property, I should find the right area where I want to buy my first property.
Thanks

Ok thanks that definitely makes sense. I'm going to do some research and find a similar post-2013 textbook.
If anyone has any recommendations, that would be a huge help.
Thanks

Hi how's it going,
I've been reading anything I can get my hands on lately to educate myself before making my first investment. I want to really understand the real estate market before investing - why prices go up and down, the role of banks, the government, etc.
I was looking online and found a book titled "Residential Mortgage Lending: Principals and Practices"
Here is the link: http://www.amazon.com/Residential-Mortgage-Lending....
Do you think this would be a worthwhile read? It goes pretty in depth about the roles of the law, the various types of lenders, and the economy with regards to real estate.
Here are the chapters: 1. History. 2. Real Estate Law. 3. Role of Lending. 4. Mortgage Lenders. 5. Secondary Mortgage Market. Part II: PROGRAMS. 6. Conventional Mortgage Lending. 7. Government Lending. 8. Private Mortgage Insurance. 9. Construction Lending. 10. Equity Lending. Part III: PRACTICES. 11. Compliance. 12. Origination and Processing. 13. Underwriting. 14. Appraisals. 15. Closing. 16. Loan Administration. 17. Selling Loans. 18. Lending Strategies.
While it's not directly related to real estate investing, I feel like it could help a lot to really understand the real estate market.
What are your thoughts?
Thanks
