@Therese I agree with both comments. I recently renewed and signed a 12 month lease with my renters. Along with a signing and walk around I did bring my renters new filters. Typically filters should be changed every 90 days or so.

I'd first like to thank the BP community for such great information! I really enjoy reading the forums and listening to the podcasts!

As a newbie with 1 rental property (buy&hold) I'm curious to know if you have been involved in both Buy & Hold as well as Flipping. If so, which do you prefer and Why?

I've used an agent and found it to be convenient. It can eliminate some of the hassle despite the fee. Good Luck!

Hello Everyone from the western suburbs of Chicago! I'm excited to be part of a community of real investors and reading others thoughts and experiences on BiggerPockets.

I'm looking to invest in rental property and want to avoid depleting my cash. Is there a way to get around putting 20-30% down as required? Is it possible to put 5-10% down instead?
