I don't know about Georgia, but in TX the CCR's for the HOA gets recorded at the county courthouse when it is formed. Might be worth checking. Also, if you financed the property, the title company you closed at should have a copy that you signed at closing. Good luck!

 No, not all brokers have a number.  They have to apply for one.  If yours does not, I'd find another broker.

Define "split".  Do you mean separated the tank from the bowl or literally split the bowl?  Someone that is that big can only squat so far and a short toilet is going to force them to drop the last couple of inches onto the bowl.  I only use chair or comfort height, elongated toilets in all my properties for this very reason.

That's probably a good question for TREC.  My non legal advise opinion would be yes, you have to work under a broker.  You can set up your own brokerage using a sponsoring broker.  What are you trying to accomplish?

@Aaron Mazzrillo - Stop making sense...

If the seller is unwilling to pay for the repairs, find a roofer who will wait until closing and get paid then, raise the sales price to cover the repairs. Alternatively, an FHA 203k loan might be looking into.

They are most likely going to need a letter from you to their mortgage company stating they are in good standing with their rent.  Use that as leverage to get them to assist you in re-letting the house if necessary.  I would definitely keep their deposit in full for breaking the lease but going after them for the other two months remaining is usually a waste of time and effort.

@Mark Gallagher has it right.  A 4x8 sheet of OSB or plywood is going to cost you about $20.  It's going to cost a lost more in urine remover, BIN, and mostly time than just replacing it.  Replacing it is a guaranteed fix, the others are a maybe.

Not sure why the tagging thing doesn't want to work... 

What's the statute of limitation in MN for filing in small claims court?  Two or four years would be my non-lawyer guess.  Keep it for as long as they can legally come back at you.  I would suggest just scan everything and put it on Google Drive, OneDrive, iCloud, etc. and keep them indefinitely.  That's what I've gone to doing.
