Welcome to BP Heather Alte . I completely understand your position as I have experienced a similar situation with my family. I can say that you are taking the right steps in regards to being on BP and networking. As a new investor myself, I think it has been invaluable listening to the BP podcasts. As much as I love my music, I have basically turned it off and listen to the podcasts whenever I can, and I also learn as much as I can from knowledgable people not only on the site, but in life period. My advice would be to continue doing what you're doing now, and just continue to surround yourself around individuals who are doing what you want to do and who are good at it. I'm always hearing about the benefits of having a good mentor, which I completely agree is important, but I'm a bit confused on something though C.J. Lauria . A lot of mentors will have a "mentoring" program that they market to a lot of new investors that they say will increase the chances of an individual being successful in real estate, and this program will usually come with a fee. On the other hand, you have these "gurus" who market different programs, for a fee, that also promote the idea of this being the way that an individual should take to increase their chances of being successful in real estate. What is the difference? With me being a new investor and actually looking for a mentor to work with, I'm finding it hard to distinguish between someone soliciting a particular program they teach, and someone who is genuinely looking to work with someone and see them grow and become successful in their real estate career. How can someone decipher the difference between the two?

I agree with you Jon Holdman , love the Apple products. The iPhone is very fast, great features, and has a good amount of memory. The smartphone will allow you to use real estate apps that will be very helpful in finding deals anywhere from your phone.

I think trying to do this on your own is very confusing. Always get the advice of someone you can trust that is knowledgeable in this particular area of focus. I really appreciate all of inputs though; really lets me know that I need to get a better understanding of this subject to more accurately guide the decisions of my company.

Thanks for the welcome @Wendell De Guzman . I will be focusing on investing in the south suburbs of Chicago such as Calumet Park, Blue Island, Alsip, Dolton, and other areas within that region. I have rehabbed houses before, but on the contractor side. I co-own a family plumbing business and we have worked on a lot of projects with different investors. As far as being on the investor side of things, this is all a new journey for me, but my experience as a contractor will be very beneficial. The help I am looking for with my rehab business is someone experienced in the field who can help me estimate rehab expenses pertaining to an entire rehab project, and just help me with creating a budget and following that budget through all the way up until the completion of the project. I am a very fast learner, and once I do it a couple of times I know I'll catch on to it. Maybe its just a small amount of fear in respect to me never having my own money invested in this type of project; like I said, I've always been on the contractor side of things.
