As the title states, I was wondering what some general questions are to ask about a property when touring it. What do you look for when looking at a potential property? When is a building personally a no for you?

How long ago did you obtain this property? And how much do you get from rents every month? Also, congratulations! I bet you learned a lot from this property.

Hello, I am going to be pursuing my real estate salesperson license over this summer and am looking for good real estate agent books to read up on as well as suggestions and advice on being an agent. I am in Massachusetts for reference and I appreciate all the advice!

I am also 18, turning 19 in a couple of months for more context.

Hello everyone, I am a newbie investor and am currently obtaining my real estate license in Massachusetts to become a licensed real estate salesperson. I am currently in the New Bedford area and for my first property am looking for either a triplex or duplex in order to househack to live basically for free. I have around 20k saved up and am making $15 an hour part-time while attending college. I obtained a pre approval for a triplex for 250k but most listings these days are 350k+, and am currently waiting to hear back on a pre approval for a duplex. Based on all this information, I was wondering any general advice that you all might have for me in order to househack as soon as possible and get my first deal and kick off my real estate journey, as well as local tips for investing in real estate in Massachusetts that I might not know about.

It seems you have a general idea of what you're interested in and want to do, and that's great! I would just advise you to plan for unnecessary expenses and to make sure you know not to expect the same amount of money every time because all that can vary. I would also plan for a realistic time frame for reaching your goal of buying your first rental property this way you can plan, budget, and work accordingly. Other than that, I think your BASIC plan is pretty decent and especially lie that you're going to go for your real estate license as I am doing the same thing, in order to buy my first property to house hack!
