So there's two sides to this, and the best answer is it depends! As an investor, you don't need to be an agent. You can just network with agents to find one that suits your investment style! You don't really need access to the MLS because all listings are usually on Zillow and other sites like that anyways. If you'd like to become an agent to free up time at a w2 job or get more involved in real estate then I'd say go for it! Being an agent can allow you to net work with a lot of other people who are interested in real estate if you don't know too many currently.

Hey Joseph!

I just sent you a PM! I'm currently enrolled in the University of Massachusetts-Dartmouth! I've been saving up enough money and just absorbing up all the knowledge I can about real estate in order to hopefully buy my first multifamily within 1-2 years! 

I fully believe it is possible to buy a property while in college, the main thing is just obtaining enough capital, whether that be from yourself, a bank, private investor, etc. At our age it's hard to qualify for a loan amount enough to buy a building which is why it's best to net work with people who are able to help you out.

It's a great start to talk with some lenders to get a sense of what loan options are around for you, there are some local loan options which could be very lucrative to take advantage of!

Hey Amy, 

Anthony's response already summed it up greatly; having a good property manager on your team is never a bad play. You may need to do some work though to find the right one for you as I've seen many bad property managers as well as great ones and a bad one will end up costing you a lot of money down the road.

They are definitely worth the added expense however, and can help make managing your property a more passive endeavor allowing you to focus your energy elsewhere.

Hey everyone!

I'm not too sure this is the right forum to post my predicament in, and if there's another forum I can post this in please let me know!

So I'm a new real estate agent, I started a few months ago, and currently I'm trying to find properties that are in disarray or look vacant, so that I can look up the owners and contact them to see if they'd like me to list their property.

I walked by this boarded up three family today so naturally I thought this might be a great opportunity for me so I researched it on realtors property resource to get the information on it. RPR lists two owners for the multi family but upon doing some research I've found out one is deceased and I can't seem to find any information on the other owner. I've looked at the local GIS parcel assessor site to find any information on deeds but for this specific property it can't locate anything.

Now my question here is what should I do next to find out about the owners or any heirs to the property. I know I should probably call the town to ask for more information but I am confused as to what office I should contact. I am also wondering if there are any steps in here that I've missed or that I could do better.

Hey there everyone, as a newly licensed realtor it is now time for me to get out there and start to obtain leads. I was wondering how some of you obtain leads today and would appreciate some tips and advice when out prospecting.

Well for context I am 19 years old, working part time going to college and have saved up 20k with plans to accumulate even more to invest in real estate.

My goal right now is to use an FHA loan to buy a 3 family multifamily and househack it as the ROI along with the low money down just makes perfect sense for me. From there I would live in it a year to free up the FHA loan, refinance, and then rinse and repeat the same process. Now I obviously can't repeat this process again and again, and my plan after would be to BRRRR single family houses and go from there! :)

There will always be good deals to invest in any market. I would keep any real estate you hold and continue to search for good deals, deals where you can force appreciation on the property through renovations. Also think long term for real estate. Real estate builds long term, generational wealth.

Hey everyone, I’ve been heavily into biggerpockets ever since reading Brandon’s book on rental property investing at an airport back in late January which introduced me into BiggerPockets and the many podcasts they offer. As the title states, I am 19 and was thinking about booking a ticket to go to BPCON this year in California, but I’d be going by myself and I know I’m pretty young compared to the other people that might be going there and was wondering if I should still consider going!
