I agree with Kelly. And please remember that sometimes it's not just heat but also humidity that makes it unbearable. 

I don't advertise "first come, first served" but definitely try to process applications in a timel manner. It's not fair to leave them hanging. My goal is to get the best qualified tenant in the most timely manner as possible. I tell them that I am getting a lot of applications so I am trying to accept the best qualified.

I would replace/repair all screens. Aside from the other reasons mentioned, it is also a safety factor,( children falling out window). It makes the house look nice and cared for and also prevents insects from coming inside. There will be some days that the tenant will want to get some fresh air into the house.

Does anyone supply their rentals with shower stall drain hair catchers (such as the OXO brands)? Our renters of 3 years moved out and I found a HUGE wad of long hair plugging the master bath shower stall drain that was hanging onto the drain cover by some of the long hairs. They could not have had good drainage with that wad and never said anything to us even though we always told them to let us know if they noticed any leaks or slow drains, etc. I am thinking of supplying the showers drains with the OXO drain hair catchers (found on Amazon). This house is on septic and my thinking is that it might save me from a potential plumbing problem in the future. I also ask them not to use products like Draino. What about supplying a plunger for the house?

I would not feel pressured to lower the rent. In fact, I would remind them that you are not raising the rent as some landlords do.

 The sink is functional if they used it correctly as instructed.

 As far as the microwave: did they look at the kitchen before signing the lease? Obviously they noticed it was not a double oven. In the new lease I would not include the microwave as they are free to use their own. They either agree to the new lease or they can decide to move somewhere else.

Stand up for yourself and do not feel pressured to do something that is not in your best interest. Your new lease does not need to be the same as the old one. Good luck.

@Rob: my point was that some states are more tenant friendly and some judges see things differently. He needed to get Real legal advice and go forward from there.

In situations where  the applicant is accepted but must give their current landlord notice. If the applicant looks very good you might not want to lose them. Also they cannot afford to pay the rent at their current place in addition to the new rental at the same time (while they give notice).

I would never sign a lease without receiving ALL money and handing over keys to tenant. Otherwise you can set yourself up for a world of headache!
