Don't beat yourself up about it; it is extremely difficult for the average person finding quality contractors or even quality service in most areas in Miami. I've hired contractors to do work in my personal residence, and even if you are breathing over them the whole time, they just don't deliver.

We had one man come in to do ceilings, said he knew how to do the work, and a quarter into it, we realized he lied through his teeth. That was my first experience hiring and firing anyone!

We hired another group to do floors, they brought the wood planks on the back of a pick up truck, in the rain, and tried to install it anyways.

Another group of soundproofing contractors wouldn't show to complete the job, until they could put us off no more.

I can't even imagine trying to do any of this from Australia! Luckily though, you are a member of this blog and there are some good people here that may be able to help.

Well, as an update: the surviving son messaged me back. He said "I'm selling it but don't know if I could sell it in it's current condition". I advised he could and I could try to help. He stated he would call the me the following night, but I never heard back... :-( It's ok though, at least I put it out there and maybe when I least expect it he'll call. The incident was just a few months ago so perhaps he's not ready or feeling motivated yet. I'm moving on. Good practice though.

Hi Jordan, thank you! We're neighbors! Well, I aspire to buy & hold one multi-unit per year but don't want to pay retail prices. I may go the wholesale route just to find myself properties, but I'm still reading a bunch for about the next month, then might proceed with my real estate license. How about you??
