@Nat C. I would paid to be a fly on the exterior of any street wall day...lol. Yes @Jessica Swingle is correct, and that's along the lines of how I see it. It certainly sounds like you are one of the pioneers and I wish you all the best! IThank you for opening my eyes to the interest in Overtown!

@Nat C. really?! Well that's very positive indeed! I agree it's surrounded by high demand areas and a potential goldmine. As a local though it's always been the place to avoid. Hopefully things there will really turn around with the zone improvement project, but for me personally it still remains to be seen. It's definitely not an area for any investor like myself with limited resources. I simply wouldn't invest there (or any other neighborhood) where I wouldn't be able drive there by myself, (or accompanied even) speak with a tenant, and worry about my safety or my car being gone when I got out. The actual crime numbers and accounts of inner locals I've worked with drive my decision, but if I did have the resources to have someone reliable manage the properties (as it sounds like you do) then by all means it's the place to invest. One thing though, if your not concerned about Overtown, why the concern over Little Haiti? Parts of Little are already seeing a resurgence vs. Overtown where the hottest place to be anytime is the corner food shop and the bbq pit.

@Jose Diaz Interesting! Out of all the areas you listed, Overtown needs the most help to bring it even to a pre-rehab level. That improvement project is probably long overdue but whether or not it raises values remains to be seen. Given the choice, I would probably invest $100 on a Detroit home vs $20k on an Overtown property.

Can anyone reading this share some positive light on owning property in Overtown?

I grew up in Miami suburbia but lived, worked, and enjoyed downtown life and surrounding areas throughout my thirties. It was interesting to see the development and transition of the Brickell and Midtown areas from the time I moved in to the time I moved out to the "country". Recently I took a tour of midtown and the design district and could not believe how much more evolved both areas are, especially with the high end designers setting up shop (Dior, Hermes, Louboutin, need I say more??). There are more streetside cafes and art galleries and a new Design District expansion currently underway set to bring even more high end retail to the area. It's like our own Rodeo Drive out there! The homes in the Buenavista area are now bordering the new expansion zone, so if they haven't already, they will more than likely go up in value. My point is that it seems like the only affordable area for the Brickell young professionals who want to raise a family in a house vs condo, and stay submerged in the area, seems to be Little Haiti. I do believe redevelopment will eventually get there, maintain the Haitian Culture "Theme" and be a wonderful addition to the other beautiful areas Miami has to offer. A good example of this would be Little Havana. It is merely a shadow of the Hispanic community it used to be 20 years ago; with a massive transformation occurring in the last 10 yrs. Strangely mom n pop shops started burning down, long time residents passed on and their families moved out, and new development came in, and voila': Little Havana experienced a revival.
