Post: New Rental Property Calculator?

I'm wondering if anyone on the forums has created their own calculator that produces something similar to the old PDF reports. I used those to analyze deals before my first property and they were extremely beneficial. I've been using my own google docs formula but it does not produce the reports I'm looking for. Will search the threads and post a link if I find anything.

@Domingo Cano my questions would be if this is your first deal why are you looking to do it out of state? There is nothing wrong with that but it does add a layer of complexity if you're not familiar. Have you considered doing something closer by first? I agree with Adam, you'll want to build your team and that may be easier if it's more local.

I think during anytime you can find good deals, just make sure you spend your time, do your research, and make sure you're prepared for the unexpected and you determine what your risk tolerance is.

@Lien Vuong Thank you for your feedback. I'll definitely make sure the agent gets some of this feedback. The photos were "professionally" done but now I'm wondering if they are the best they could be I've had my concerns about some of them. I appreciate the information regarding the listing itself as well. Will consider rewriting it to better suit a virtual selling technique given this is how we have to work for the time being. Thanks!

It's tough to say given the state of the COVID-19 crisis. I would have a conversation with the current tenants and discuss your side of the situation with them and also what your plan is to update the existing lease terms to potentially be a month to month. I do agree with Nicole, you should make sure you have the right people involved (attorney) to answer some of the legal questions before you have conversations with your tenants. All states have different laws so make sure you read up on your local laws as well before attempting to change anything.

I'm in the process of looking for a single family (live in) property in New Hampshire. Ideal scenario is a place where I can live in the unit but also spend the next 1-3 years remodeling myself and then sell &/or rent the property after. 

My question is, has anyone been doing this in New Hampshire (or other states) and noticed a trend in single family homes that need some good TLC now that the economy is likely going down. My assumption is that prices will continue to trend down, but rates may increase.

@Caleb Heimsoth it’s not an immediate need but would like to keep investing in other properties and would like to use the money from this to hopefully fun some of my other investments. Will keep in mind though!

@Caleb Heimsoth thanks! Hopefully something changes soon. And we actually accepted an offer over asking and buyer had to back out due to personal matters and covid related reasoning. So we went back on the market. Once we went back on market, open houses were no longer allowed in our state.

@Caleb Heimsoth I tried to sell last year but needed some work so did some rehab including new stairs and flooring as well as a new furnace system. So with that I increased asking price

Hi @Jonathan R McLaughlin - no need to apologize, I appreciate all of your feedback. some of these things I have not even thought of until you had pointed them out. I'm definitely going to relay this information to the agent as well as look into some of the strategies for better marketing this especially during COVID, could use it to our advantage as well for days on market. This information is exactly what I was looking for. Getting a fresh set of eyes on it is helpful.
