I personally am looking more at the long term buy hold Here in the city, though, the other options are definitely viable.

Hello everyone, I’m Frederick. I’m based out of Columbus, OH. I am new to real estate. I am very interested in learning so much of creating cash flow with buy and hold rental properties and then once I have a few under my belt, get into commercial properties. Please feel free to say hey, I’m here to learn the best strategies and executions. Great to meet you all 👍🏽
You're local to a great market so id recommend getting an owner occupant 2-4 unit! This will cut your living expenses dramatically and you'll be building equity with an appreciating property.

Hi BiggerPockets! I’m a new investor from SoCal looking to get started with investing out of state.
My chosen strategy is long term buy and hold focusing on cash flow and I am looking for:
- $100k or less purchase price
- Single family home
- Minimal/cosmetic repairs
- At least $200 in monthly cash flow
I am considering Columbus, Cincinnati or Indianapolis. Is what I’m looking for realistic for these markets? Are there other markets I should consider?
I’m also looking for agents in these areas — if you are one, or know somebody, please reach out. My intention is to make offers before the end of the year.
at 100k I doubt you'll find anything in Columbus, but you could find something in Cleveland and it will most likely cashflow more than 200/month

Hey there, my partner and I are looking to get our first rental property together in 2023. Just wanted to come on here and see what everyones favorite or best cash flow market is currently or moving into this new year. Our budget were looking to stay under is about 120k. Thanks !
Hey Johnnie, Dave Meyer wrote a good article about this. https://www.biggerpockets.com/... As stated in there, Detroit MI, Shreveport LA, and Cleveland OH stand in the top three. I work a lot in Cleveland and can say that at 120k you can find a lot of duplexes that will cashflow.

Its definitely harder to make money building but that doesn't mean it cant be done. It kind of depends on your long term goals too.

I would only wait until you find a good deal. There's no reason to pass up good deals that will make you money just to wait for another good deal in a year..
Post: Out of State Investor - How to verify if property is C or B class

Quote from @James Olympia:
Hello everyone. I'm an out of state investor from California and I'm ready to buy in Columbus, OH. My financials are set, I have a Property Manager and Realtor. My only concern is how to verify if the property for sale is indeed in a good or bad neighborhood since I cannot visit the area in person. Does anyone have a secret website or trick they use to verify if the location or property is what the realtor claims it to be. I trust my realtor but my logical brain wants to verify. Buying out of state adds another layer of risk, but I cannot afford the California duplexes and 4plexes. Any advice or idea are highly appreciated. Thank you all in advance.
If you really cannot make the trip look up median income, home prices, crime rates, etc. Niche.com does a grade rating but I've found they grade a bit high (calling C B and so forth) but it still gives a good general idea.
