I wanted to ask where I can find partners for RE Investing, except of Bigger Pockets. Although the platform is great, there are very few RE Agents and people investing in Real Estate in common.

Hey!
I want to buy my first rental this year and I want to start ASAP. The thing is that I don't know how much money I will need, beside of the obvious costs of the rental itself.
Is there money I should have besides the money down loan amount, or not? Also with the BRRRR strategy, how much money would I probably require for say a 150k SFH?

1. Someone to help you find deals, I recommend finding an a licensee (it is much easier holding someone with a professional license accountable)
2. Financing
3. Find deals, listen to your finance person so that you minimize the amount of cash you tie up with either the purchase or the renovation
4. Make sure you have a dedicated stand alone account to handle expenses & incone related to the deals you do. As long as you keep money isolated the accounting will be simple, which will make finding a CPA easy.
5. Your finance person will put you together with a lawyer (each lender has attorneys they work with)
Finding good deals is the key, everything else will fall into place.
