I know that a collector won't take a case without a court order so, if you're doing that anyway, you might be able to hand it over to one. As for the 1099, I like that idea.

Well, Robert, thanks for returning harsh words for harsh words. I think the gist here is that tenants will be tenants and expecting them to treat a property that they rent as wonderfully as you treat your own that you have invested your time and money into is just an unreasonable expectation. A renter is a renter because they can't or don't want to invest the kind of time and money into a home like you have. Therefore, most times they will tend to be harder on a property then you would.
You have spoken with her once, try again. Be more persuasive. A demand letter about a driveway stain is over the top in my opinion. But, what do I know? I'm just a property manager for slumlords of roach infested properties.

Agree with Jon. You're expecting alot out of a tenant and risk losing them over being nit-picky.

Quick answer is hire a lawyer and evict the non-payer. In Florida, I would deliver a 3 Day Notice and then see if that'll get the tenants attention. If not, then your only option is to evict through the courts.

Use an online payment service. I have a huge issue giving anyone authorization to deposit directly into my account. An online service can be "shut off" by you and no payment will be accepted.

I tried that line in the beginning but you cannot legally charge a late fee in Texas until the third day the rent is late.
Well, you work within whatever laws you have to. I'll tell you, they pay a late fee one time and they get the idea that this is nothing to mess with. Now, if their job is such that their pay schedule will make them late once in awhile, I'll waive it...if they pay on time the rest of the months.
