Adam Kendrick do your research. You don't own the property so a wholesaler is not marketing the property,  you are marketing the contract. PEOPLE: MARKET CONTRACT. PERIOD AND SIMPLE. 

IT MAKE ME SICK, ALL YOU PEOPLE SWEAR YOU ARE REALESTATE PROFESSIONALS AND DON'T HAVE A ONCE OF COMMON SENSE. STAY OFF BP IFYOU DON'T KNOW WHAT YOU ARE TALKING ABOUT. YOU ARE MESSING WITH PEOPLES LIVELYHOOD. AND WHOLESALING IS NOT ILLEGAL IN OHIO, BECAUSE I HAVE DONE MANY DEALS IN OHIO.

First of all there are many aspects of realestate investing and trust me all of t hem are not ethical. Believe me. But to all you people saying that you need a license, especially Ryan Mullin, you need to do your research and please don't speak on legal issues of a business if you are not an attorney. Yes I will admit wholesaling is like creating a middle man, but alot of times as a investor I love fro someone to bring me a deal that will profit me, $20,30 or more dollars, I don't care where they came from. Its like having a personal assistant. I don't care about the wholesaler making $10-15 thousand if I am about to make 50 after the flip. You don't need a license for a lot of aspect of realestate investment. Yes along time ago you needed a license but you don't know. People, do your research and people think just because they worked hard and went to school that that is the way to everything. I promise you the same people that are saying you need a license, if you had no money, no or bad credit and you were needing money to support the family and couldn't find a job, you would do what you had to do. Alot of people get started in RE buy wholesaling. WHO CARES WHO DON"T LIKE IT. 

All you have to do is look at the condition of the houses in the area and look at the current price they are asking for them. 

Try Wholesaling realestate. Generate money fast, within 30 or so days. I have done deals that have closed quicker. It takes work though. Alot of people hear about wholesaling and think its easy, but it not, but like anything you have to learn your craft. But look into it if you want some money fast.

I read some of you are saying if the flipper continues to find deals. Trust me people there are always deals out there, but can you find them is the question. There are always foreclosures, motivated sellers, inheritances not wanted etc. The list goes on and on. Most realtors have to work twice as hard to sell even the lowest price house. Then they may make enough to provide a cushion for a very short period of time then it is back to work again. A flipper can make $50,60,70 off a deal and be set for the whole year. Truth is they both can make money. One point one person made that I completely agree with, they are two different jobs. Flippers in reality cannot compare to what a realtor does, because after a flipper finished the rehab project, who is the first person they call to unload????? Realtor

If people think that realtors make more than flippers you have to be either crazy or just not know anything about realestate. You have to consider this, agents only get a certain amount of the sale, but flippers see all the profits. I have seen flippers make $100k on a deal and a realtor makes no were near that. Now the flip side of this is if you are a agent that is selling multimillion dollar houses then yes they are making lots of money. But it is not that many of them as opposed to flippers. There are a few shows that highlight this. But flippers can make half a million inside of 6 months, realtors don't

Can anyone share with me how to obtain the first deal. I hear a lot about how easy it is but what are some suggestions. I just want to get my hands wet. Thanks in advance. Alberto from Cleveland, Ohio

Hi David, Welcome to BP. I am not new to the bp community but I am new to investing. What type of advice would you give to a new person trying to get that very first deal? Thanks for any advice that can be given. Respectfully, Al Simpson
