@Mike Moran - The 10 year I/O and 20 year AM is very doable. The only question would be how to include your 2 small commercial units in the blanket loan. I'm sure it can be done though. Happy to chat and strategize.

Yes, max would be 75% in 1st position.

As stated above, yes, an Exit, if you don't sell will be to refinance into a dscr loan and put a tenant in place.  All depends upon what your current debt looks like and the market rents in your area.

@Lorenzo Gensini - We actually have close to 100% purchase/rehab financing up to 70% of ARV in the Austin market. This is even for newbies who have good credit, which it looks like you have. You pay for Appraisal, 3rd party attorney, and loan fees at Closing, and you should have adequate reserves on hand for overrun's, etc....
