At 20k a month I think my wife might let me take her and kids to Africa for a couple months on a safari and be tourists there.   I would agree to go to Europe in the deal.

Yes prices are coming down in my area and inventory is building up a little.  However I believe the market is calculating that interest rate will come down and probably more stimulus etc.  housing is still very unaffordable for working people in my area and would need a crash in my area to resolve that.  But most of the players I speak with believe that when push comes to shove the market will be propped back up.

I don't think Joe's property will be affected by politics but Joe's standard of living will certainly be affected.  0.5% of the population has more wealth than the lowest 90% of the population combined.  This was not true when I was twenty but this is what millennial's are up against and history suggests this is not politically sustainable, certainly not in a democracy/republic.

I believe we are closer to becoming a Banana Republic everyday.  I don’t know if we will be in a recession in the near future apparently that definition is “evolving.”  But I don’t believe it is possible for average Americans standard of living to continue.

Everyone here in BP knows that real estate only goes up.  And while in the past people have bought for cashflow today and probably in the future you get rich from buying stuff that doesn't pencil but the rents will increase soon and the appreciation will go up as it always does.  

I don't know, every time I think I might have this real estate investing figured out something happens.  But if I had to guess real estate will be cheaper in a year then it is today.

 Yeah, why would we want to be energy independent again?

Whatever it is must be a good one because there is a ton of collateral damage being created.

Buy real estate that cash flows in solid areas, fill it up with good tenants, long term fixed solid debt, and take care of it.  Let the Fed do the rest.

Builders will move inventory and accept lower then accepted profits to get them off their balance sheet.  Then it’s time to start the layoffs. Inventory/supply will be very constrained and if we have layoffs then prices could remain rather high.  

Seems like it might be a good time for America to drill its own oil and gas, but I digress!
