I bought a list from the counties I am looking in of the multifamily properties, with addresses and owners names.  Then I call all the owners and ask them straight up what would you sell for.  You can get the numbers from different services on the internet.  It costs me a buck per number.

I got a list from the county.  Pay one buck to intellus (I think) and try to call them.  Everyone I have spoke with is happy to speak with me however most are not wanting anything but market.  Damn investors!

Thank you for the reply.  The deal is I have not seen a C come up for a long time in a particular town.  I am trying to see how much I think the place is worth.  There have been a lot of what I consider B locations sold.  I would like to possibly make an offer on this C property but I think that comparing too these B's is not quite fair to me.

If you had a two properties for the sake of argument pencil out to the same NOI. What would be the premium or difference between a class C and a class B property? The B should at least appreciate more so you should at least get a discount for that (assuming you are buying the C). If there is a rule of thumb I haven't heard it. Do you guys any experience or ideas.

Cash flowing is tough in P-town. My buddy over here has three paid off up there though and he is pretty much retired now just turned 40. He is getting someone to do his roof as we speak, I will get his opinion and pass the roofer along assuming he did a good job. I would run the numbers if you can put in 20k and get an extra 400 a month I would do that all day long. That is over a 20% ROI. If I had to spend 50k to get 400 a month I would be less likely to do it. I am sure you know that already but we need to have these things reinforced.

I have a list of some names and addresses I would like to purchase.  Is there a way to find people phone numbers from their name address.  Better way to put it is what is the best way to get their phone numbers.  I don't want to spend to much money here either.
