Just like what @Bryan H. said good contractors are always in need and it Looks like you have a huge advantage in that area. BP is a great source for learning the investment side of things.

Great advice above...
I like to keep my family involved in my real estate business as much as possible. my wife helps finding deals, running numbers and running the projects while I am at work. My kids love to walk the properties and see the transformations. This is the best way we have found to make our part-time business a part of family time.
There are more than enough deals to go around, always remember "the Calculator makes the best decisions." run your numbers decide on your minimum profit and stick to your guns.
I have been putting in around 4-5 offers a week for a few years now, only to get 1-2 accepted each month. You can't get discouraged when people say no, just resubmit the next month:) If you lose it to another investor shake it off and look for the next deal.

Tracy - It was explained to me that it is a small fee that will go to the seller if I back out of the contract (even during the inspection/Due dilligence period)

Ben, again i appreciate your local insight. Is it looked at as a weaker offer if no Due diligence fee is listed? I want to make sure I am putting in strong offers don't want to overlook even the smallest detail.

I put in my first offer on a Short sale in NC, and was surprised by a due diligence fee. it was very minimal only $200.
My question: is it normal to pay a due diligence fee in other states or just NC? if so where?
Just so there is no confusion I also had to put up $1,000 earnest money deposit but that was expected. Just wanted to know if anyone else has experience with this due diligence fee.

Hello BP community- long time lurker first time posting
A little about me:
I am not exactly new to REI but I would not consider myself a seasoned pro. I have been involved in a dozen or so fix and flips over the past two years and looking to get a lot more experience under my belt. I plan on continuing my flipping business and I want to stretch out into buying rental properties.
I have recently moved from the West Coast to the Raleigh, NC area. I am Looking to meet the investors here locally, and continue to learn from the collective experience that makes the BP community.
