On the open market, I like to use 1.25% rule to scan potential deals for investment, but found it hard to do this automatically. Zillow can show both price estimate and rent estimate, what I would like is to divide these two and filter it by 1% or 1.25%.
I am pretty sure Zillow doesn't have this feature. https://www.zillow.com/advice-thread/Advanced-Sear...

I am looking into a Columbus property where I am very interested to purchase. However, I just noticed that the assessment value for the next year is more than doubled !! If the tax also grows proportionally, then it is a deal breaker.
Am I missing something ?

@Dan Mitchen Thanks for the reply, anyway, I am going to trust the county website. I am looking at a few potential properties to invest, but now I gradually realize how property tax in cuyahoga county can complete eat up all the cash flow.
How is tax assessment done in OH ? Similar to appraisal ? If a property is market at 100k last year and I bought it at 130k this year, how likely is next year's tax assessment ( if any ) jump to 130k ? That will be a complete disaster.
Look at this property, I am just worried that it will go back to 130k or even higher in the next year.

I am trying to get my head around the tax rate. This website is very useful

But I can't get around the numbers I see there. For a property in Shaker Heights city, the tax rate is 4.01%, so for a property of $77,300 total value, the tax should be 3100$ per year. But when I look at the detail bill here, I can't understand where "Gross Tax" comes from, also what is "Less 920 Reduction" ? I can't find much info on it as well.
