Good! I hesitate to ask this (but want you/others to be aware it can happen, IN ADDDITION to your taxes going up...was this a financed purchase?? I really hope it was cash, here's why: 

I had one property where this similar situation happened, but it was a small amount maybe only $200-300/ur increase; however(!) when the lender who I had an escrow account with saw this, they freaked and required my monthly payment to go up $1500/yr to self-admittedly OVER-compensate (a cushion they called it). 

MAYBE if u did in fact finance this purchase, and have taxes escrowed, you can use that to defend against the tripling with the tax office....try that! (Like using the fact that your car insurer will raise your rate $1500 to get out of the court reporting you little $150 traffic ticket -- yes that's from experience! LOL!)

For forum alerts: (one I received at 6:40) the subject is now title of forum post! And links straight to the thread, but  On mobile the font is still Ridiculously small. (And I have 15/20 vision!) and I don't like that I have to login every time...if it could automatically log me in VIA the email link that's be awesome!!

Sorry to hear this, however,  it's very common for them to go up if there hasn't been a recent sale and your county/city office doesn't do regular assessments/updates. Some towns/cities I've lived/owned in you can appeal, some it's just based on sale price and there is no appeal process. Keep calling to ask someone else, or better yet: put on your working class outfit (not you investor/know it all clothes!) and go VISIT the office to try to appeal to their better angels. 

This sort of thing does happen though. Believe it or not, here in Morgantown proper if you rent the home, it's even reclassified and Doubles(!) to discourage rentals/investors (there's even owner-occupied deed restrictions here...talk about doing your due diligence!). 

Anyway, Very sorry to hear it TRIPLED. But I've got my fingers crossed for you...Keep us posted, ok!?

Good news! This got me thinking, and digging some more: I found that you CAN disable the "State your name" feature! How to do it: 

After you log in to Google Voice (on Desktop), click the GEAR symbol (in the upper right under your picture), and the Settings options will appear. Under the tabs across the top its a checkbox under CALLS, as Ask unknown callers....

Hope that helps -- anyone reading this far down in this thread -- LOL

Thanks for the reply Todd! I agree about the single-page aspect being preferable when you're on-site, or first looking at an MLS sheet or a foreclosure stat sheet, etc. I also agree that the visual aids are better for a lender/partners than an excel spreadsheet. But also for agents like myself, I think it will be beneficial to present to investors who we're assisting -- to appear more professional. However, RPR (a resource available to agents through our NAR membership) offers a more extensive Investment Report that in essence "forecasts" projects their cashflow/profits (kind-of like an amortization schedule in reverse!!)

Very curious now to hear what others who close higher numbers of deals use to calculate their numbers!

Know this is kind of an old thread, but thought I'd offer my experience. After choosing GoogleVoice: I love/hate it. I really don't like that it makes the person say their name, but love more that I got to choose my number so it's memorable, unlike my carrier who was gonna assign me a number...

Curious, as Pro members and having unlimited access to the BP Calculators for deals, do any of you actually use or RELY upon them? I've used the Rental one, but also curious about the others. Any flaws you've seen, like expenses not accounted for, etc. 

Reason I ask is I have a friend who is considering a Flip (outside my wheelhouse of rentals), but I hesitate to recommend something I haven't used myself, ya know!?

Agree with Jerry above. Think of it as a negotiation like any other :) You just need to know  (in your mind) what you want ideally, what you "can" do, and what you "cannot" do (your limits/walk away point).

Hi Jeff, 

Congrats on the successful flip! Curious: as a Pro member have u made use of the BP Flip Calculator for ur deals?? If u have, would u say it's ok, good/helpful, or amazing? (Like you wouldn't do a deal without it?)

Reason I ask is I have a friend who is considering a Flip, but I hesitate to recommend something I haven't used myself...TIA
