I invest in "bad" neighborhoods in Baltimore. We deal mainly with sx8 and other programs, so it sort of goes hand in hand. These are not war zones, just lower income neighborhoods.

Have you read this yet? I invest and work with her, and we do not consider a purchase a deal unless it cash flows a minimum $300 a month.

I just put it down in my latest rental, I love it and will put it in all of my rentals from here on out.

I am halfway through my classes, I was going to take the online version but here in MD it costs more, requires more hours, and like stated above, the instructor in my class tells us what will be on the exam when we cover that particular topic.

We just went over this in RE class last week. This pertains to MD, as we are a 20 year state, but one owner can maintain that property, own it for 5 years, sell it to another for 5 years, and then to another, and then to a 4th owner and after the sum of their years adding up to 20, the final owner can go to court and try and take your land.

Like was said, get a lawyer!

I could send you the spread sheet if you like, I use it on every potential deal.

Updating this deal, I am getting $1507 in rent via sx8, my yearly insurance is $396, and I did appeal my taxes, they are now $1755 a year.

This deal cash flows at $503.90 a month, and that's with hard money, when I refi I will get a nice raise.

The deal is fine. I am still within terms and can do an extension if need be. I am working on getting another house before I refi.

I love my HTC EVO and have no proplems with Sprint in my area.

The Android OS is amazing, couldn't imagine being without it now.
