I used a combination of cash(bank statements) lines of credit, 401K, etc for my POF on my recent deal, then used a HML.

RIPOFF! My wife was in the high end furniture bizz for many years, and that place is a running joke with the people she worked with.

Just finished up one, and am waiting on a good tenant.
I bought flooring from Ollie's Bargain Outlet, a chain store we have around here that buys lots of name brand goods.
We put down laminate over some beautiful hardwood from 1927. My train of thought was I wanted the original hardwood to be in decent shape when/if I sell this place.

I am investing in Baltimore. Deals galore. I grew up there, and live 30 miles from there so it's convenient. I am using a buy and hold strategy.

Ripoff IMO. My wife has been in the furniture business for many years, and the ROI for Directbuy does not justify the high memberships. You can find high end furniture on sale, and work with most retailers.

I agree with budgeting for surprises in a rehab, case in point my current rehab needed a water service, which I had put in this week. It was more reasonable than I expected, but to stay in budget I may patch my roof, instead of doing the whole thing...
