We are going to have Keith Place, head of Pottstown Codes, come talk this month. I'm super excited because this was the #1 requested topic from the group. I talked to Keith on the phone and he's also very passionate about the future of Pottstown. He has a ton of great inside information about what's going on in Pottstown and where the city is going. Keith is also bringing a few other Pottstown experts with him! This should be a killer meetup --- for buy and hold investors and for flippers. Keith will be available for any questions anyone has about how codes are enforced, what they look for, and how to work better with the department.
Networking kicks off @630 -- amazing group of investors come each month!
Content kicks off @7.

Post: Get Smarter about Lending

We'll have a wide range of speakers - all people that have a ton of experience in real estate investing and financing. When I first started investing -- I thought bankers were a commodity and that we just needed someone to say yes to financing property. I couldn't have been more incorrect. There are countless ways to finance properties -- and the rewards go to those that shake a lot of hands to give the investor a bunch of options along the way.
Speakers will include:
• Adnan Pasic -- Adnan runs the Lancaster branch of People's Bank. If you've never met Adnan, you're in for a treat. He is super sharp, great service, and huge ambitions. You won't be disappointed. Expert in commercial and investment lending.
• John Schmiesing -- John is both an investor AND an active private money lender. Oh, and a really smart guy that you should know.
• Andrea Cooke -- Andrea is a residential lender with Ephrata National Bank. This is great b/c we'll have a killer contrast here in residential lending (which can still be used for investments if you buy in your name), commercial lending, and private money lending.
I'll be moderating. For better or worse, we have worked with over 12 lenders, so we've seen a lot of crazy stuff.
If that isn't enough --- we're going to do a short case study on why you need to increase rent each year. Or at least why we think you do. Feel free to come and disagree!
We also launched the Meetup real-estate education lending program. If you have a real estate or business book that you are willing to lend out --- bring it to the meetup! In return, you can go shopping for a book yourself to borrow, all for free!
Pizza / soda / networking at 630. Content kicks off at 7.

Hello BP Community,
The city of Lancaster is passing a new ordinance about lead paint that will impact any real estate investor who invests in Lancaster. Come hear about the new ordinance AND meet the head of the Lancaster codes department at this months meetup! Should be a good crowd with a lot of active investors in the area. Hope to see you there.

Can't speak to any Amazon rumors -- personally that seems far fetched but who knows. We do both invest and manage properties in Harrisburg. It's an interesting market for sure. The low income areas, city budget issues, and overall slow job growth recently of the city has turned off some investing demand which has lowered purchase prices considerably. It's really hard for us to guess where it's going to go... but we do think it's worth the time to look into the market due to it having such a strange dynamic. Let us know if we can help in anyway in your search.

Nick,
We are a huge fan of local meetups to help build knowledge. We actually help run the following ones -- many of these were mentioned before but wanted to make sure you had updated info on times and locations. Each of these average over 50 investors per meetup.. so should be a good place to start. All of these are totally free, and feature different local speakers each month who provide a ton of information and help.

Michael - As a starting point, I'd recommend People's Bank. Happy to do an introduction there for you. We have worked with them for our finances in that area and they have been great. When we got started in investing, we figured that most banks would be interchangeable. But it's been really fascinating how banks differ in both service level and willingness to work with you on various deals. Let me know if you want an intro and I'll help you out there.
