Welcome!  Reach out if you need any local advice on harrisburg and surrounding PA counties.  A lot of investors think central PA is all the same in terms of rents.... But it varies significantly between some of the counties.

I'd highly recommend completing eviction process.  

For what it's worth, I'd also agree with the previous recommendations of starting eviction process much sooner next time.

Welcome!  Let me know if you ever want our opinion on what a unit would rent for, vacancy rates in an area, or even estimated maintenance costs.  We manage about 100 units across Berks county (and own a bunch in Berks as well)... so we have a lot of data on the market which can be helpful for new investors.

One more option for you.  We use John Beardsley at Farmers Insurance after shopping around a good amount a while ago.  Let us know if you want contact info.  We've been pretty happy with him --- great rates and very responsive.  At least might be worth seeing what he can quote you to compare with something.  I can't speak to Gibbel Insurance -- we don't really know them -- but would be interested to see how their rates compare with Farmers.

We've debated this exact issue a lot ourselves.  We utilize the separate storage unit route for 30 days post eviction, because it allows us to turn over the unit immediately and start showing the unit for new tenants.  We have definitely had tenants that for various odd reasons want to get their stuff, and we have found that we don't want the liability of having them go back in the house for any reason (your comment about potentially keeping the stuff in the house).   But --- there's pluses and minuses to each scenario.

Liz - We are a property management and investment company in Central PA, headquartered in Lancaster.  The company is SlateHouse Group.  Shoot me an email or just call me (contact info in the signature) --  happy to set up a time to chat to give you background on our company and the local area.  I actually grew up in Lititz, so I know the county really well.  Also, we will be expanding to the Philadelphia area later this year, so it'd be good to have a local connection for when we do that.  It's been really interesting to see how much investment has increased in Lancaster in the last couple years.
