There's also a good meetup in Harrisburg worth going to.  Gets about 50+ investors each month, and many are pretty serious investors in the area.  We've learned a lot from going and met a bunch of great people.  4th Thurs of the month @7PM.  Details are here.

Hello Real Estate Investors -- 

The various real estate investing meetup leaders across Central PA joined together to create a really awesome networking holiday party this year.  It's on Dec 9 from 6PM - 10PM at Joeboys Bar and Grill in Lititz (http://www.joboysbrewpub.com/).  The basement is a speakeasy room which we will have reserved for the event and there is also a full bar and restaurant.  Investors from Lancaster, York, Harrisburg / Carlisle / Dauphin / Cumberland, Reading / Berks, and Lebanon will be there.  The $10 goes towards the venue fee and appetizers which will be served.  We have never really done an event like this..... so we are pretty excited to see the turnout and all the new people that everyone will meet.

SlateHouse Group Property Management

Welcome!  I live in Manheim (grew up in Lititz though!).  Our company (SlateHouse Group) is HQ'ed in Lancaster.  Feel free to swing by sometime.  Agreed on Lancaster investing being difficult right now.... we've basically stopped investing in Lancaster for now as there's so much $$ flowing into the market driving up prices.

We recently brought on an agent to our group who is very helpful for investors, based in Harrisburg.  His name is Kal Kelley.  PM me if you want direct info and I'll give it to you.  He has worked with a bunch of investors -- including properties we personally buy -- and has done flips himself so understands the cost of repairs well.  

Robert -

We are a property management company (SlateHouse Group) that services Dauphin County.  We actually are the recommended property management company by the Harrisburg Landlord / Investors Mastermind Group.  Shoot me a PM or email and we can figure out a time to catch-up to explain our company and rates.  In general, it's pretty simple --- we charge 6% a month as a PM fee and a one time fee of 50% of the rent to find a tenant.  

In terms of an agent, also happy to provide suggestions there.  We just started working with Kal Kelley who is a local  agent in the area and has a lot of experience working with investors.

Our headquarters are in Lancaster (and I live in Manheim).  Since we see a lot as a property management company in terms of good and bad of investing across Central PA.... we are always game for meeting up to offer any advice.  

Side note -- we are also hiring full-time contractors across Central PA, though it sounds like you might want to get out of that.   Either way --- hopefully we can meet up at some point.  

We have just started working with Kal Kelley, and really like his approach.  He understands both the agent side and also has done flips, so he knows how to estimate maintenance costs.  Shoot me a direct PM if you want his contact info.   Also -- we are happy to provide rent estimates if you need them.
