Hello @Brian Silvia I'm in the PG county area and am starting REI path as well. My wife and I are looking in the DMV as well as some apartment complexes in Baltimore. Our idea is to focus on the Fix n Flip properties and Buy and Holds as well -- depending on the location of the properties we purchase( certain areas merit flipping versus holding the properties). @Collin Schwartz Great post of your 4 year journey. I am beginning my career as an REI now as of this week! I'm excited and nervous all at once. I've read a large portion of the books you suggested and closed on my first investment property sold it for 60k profit and am trying to figure out how to leverage without using the lion's share of the profit from the sale! How many units do you currently have now? What software do you use to keep track of the units books? Have you thought of transferring the units you own to a Spendthrift Trust/ Land Trust in order to defer the Capital Gains?

@Bill Ward. My plan is to flip some houses as well as hold some property as rentals. The sell of this first property will net me $50k, but I want to use OPM to fund my next investment.

We'll be closing on the 30th of this month, but we want to continue the momentum and find the next property. We want to keep the proceeds from the sell for reserves. What would be the best way to begin acquiring another investment property?
