@Ryan Goldfarb Awesome congrats on your first deal! With the right mentality at a young age, combined with years of experience and knowledge here on BP the sky's the limit!

Sam O'Neill Besides potential commisions, did having your license help you in the process in any way? Congrats!

Hi Kyia M. welcome! May I ask why you think this can give you the start you need? I'm assuming to reduce expenses & save capital? Obviously you'll also gain some land lording experience in the process, if that's the route you want to take. I've actually done this myself but it really depends on a number of things. I was in a situation where I was working 12-14hrs 7 days a week so I was never home, and there was never any conflict. It also helped that it was a co worker of mine so I knew them already. All in all it was smooth for me but I'm sure there's some horror stories out there. I'm no expert in this area but these are just my two cents.

Pros
Reduce expenses
Gain land lording experience

Cons
Hey who ate my lunchables!?
Having to evict someone that is under the same roof..things can get awkward/scary/weird fast!

If you know someone that is looking for a place that would be ideal..but if not you can advertise online and screen screen screen! I'd like to think the screening process is even more thorough than if you were renting out another property, only because this person will be under the same roof! Google Voice is your friend so setup a phone number on there, which in turn you can use to advertise on craiglist etc. Good luck!

I listen during my morning commute, and I can usually get through an entire episode with my long drive. I also go back and listen a few times to get a better grasp of the concepts. I've heard them all & I think the timeframe works as I always refer to the show notes to find a more in depth look at something that interests me. All around great job guys!

Al Williamson I absolutely agree 100%, I think that could apply to our everyday lives. The CEO mentality, being effecient and taking a systematic approach to investments and being prepared for whatever challenges arise.

I work in an industry where..about 10 years ago, had we not innovated.. our company would have been in big trouble. The competition started to dive into our markets and we started to see a lot of our business start to slow down. We had to quickly adapt and treat every client as a potential branch to new ventures. This has always been the case but we really started to drive it home in recent years. Sharing their experiences with people they know is absolutely huge for business. That's why show 8 really opened my eyes because you are not only focusing on your investments, but getting involved in the community to create a safer and clearer neighborhoods for everyone..and that type of action is contagious.

My career has been a blessing in disguise because in my trade I see so many similarities to real estate. Listening to podcasts and reading the info provided here just further confirms the next step in my overall financial picture.

Good Morning Al Williamson and thank you for taking the time to respond.
Big fan of show 8, it really got me thinking outside the box and now I stay with that hustle lord mentality!

Good evening BP! Who's watching the first legit game of the NBA Finals? No? ok! Anyway..I always like to go back and listen to the older podcasts & refresh on info that I may have missed out on. This time I was listening to the great Podcast 8 with @Al Williamson as he went over his "hustle landlording" techniques. I enjoyed listening how he strives to make extra money side hustling, constantly looking for that extra dollar to put toward his investments.

Questions that came to mind was how does one approach the payment aspect of a side hustle? For example, if you figure out how to make an extra few bucks on laundry, wifi, or parking for each tenant in a multi-fam. Do you create an entire new rental agreement & include it in the rent payment? This seems like the best route, just interested to hear how everyone approaches it. Also, If you rent out parking spaces to nearby businesses, what would be the best path to take to ensure payment? Thanks everyone!

Very cool app..thank you! I use my Ipad quite a bit & its great to see it supported. Definitely liking the mobile solution!

Also not sure if it has been suggested but for anyone wanting the full feature set of the desktop version of BP I've been using an app called "puffin web browser" which supports flash. Navigating menus & doing 'quick replies' with name tags is a breeze.
