Great Milestone, Joshua Dorkin With all the quality content provided in these podcasts I'm sure that number will continue to grow at a rapid pace.

When I discovered them I immediately started listening on my way to work, but the audio from my phone wasn't loud enough so I have to give BP credit for encouraging me to install an AUX jack in my car!

Also a big thank you for not only targeting the seasoned vets in the business, but people like myself just starting out. Keep up the great work!

Marco Santarelli Thank you sir! There are a few avenues I need to research and some different scenarios that can play out. I'm still getting ideas so I can make the best move for my situation & I really appreciate all your input.

I do like the idea of staying renting at my current place & buying in a market where the numbers make sense. From my understanding to qualify for an FHA I'd need to occupy for at least one year before I can rent it, so if I go with the out of market scenario (possibly Phoenix area) I would have to go with a conventional 20% down is that right? Not that I'd ever consider being a rebel or anything, but how do they verify one year occupancy? Does an FHA Agent show up demanding to see the head of household :) ? I do know my local market (Moreno Valley/Hemet area) is a lot cheaper than much of So Cal, so another option would be to move to a primary residence for one year then rent it out for some possible cash flow. Again thank you for your time it helps me a ton!

Marco Santarelli Absolutely thank you. I'm looking at purchasing my primary residence later this year with an FHA, with an investing mindset and setting myself up for my next step in RE. I've heard on a few of the podcasts that some have done "accidental flips" with their primary residence that have jumpstarted their RE investing. Now if they were able to do so without even a second step in mind (no intention of investing career), what would increase chances of someone that is looking toward a future of investing? My current idea would be to find an agent who can find me fixer below market value that I can live in and fix it up myself. What are your thoughts on that? Any ideas would be appreciated, thanks Marco!

Kendrick Bowman lol nice description, the science guy has been known to buy RE from time to time! Ivan Roberts awesome those podcasts are great, I know there is at least one that specifically talks about wholesaling, enjoy!

Adam Kay Nice to see another young investor! As to how to get started it all really depends on your situation. First and foremost you need to decide what you want out of it, and in what time frame. Being young you have a lot of time to educate yourself so i'd start there. A really good place to look is the "ultimate beginners guide" under the 'learn' tab up top ^. Its helped me out tremendously and I know it'll do the same for you. Also check out the podcasts they are very informative. There are some very talented minds here so take in all the info you can, good luck!

Awesome so you had that spirit and motivation very early! I think that's very similar to my situation. My first job out of high school was a kitchen job in a hospital. I got tired of washing dishes and mopping floors pretty quick, I put my head down and paid my dues but something went off in my head that said there has to be something better. I'm working harder and more OT, but this paper is just not adding up! I got motivation from seeing other peoples situations, and learning from their mistakes or success. So I studied and studied and was fortunate to get into the telecom industry, and have been here since then. I feel like REI is the next step in my life because it really excites me to learn. Thank you for the motivation!

Good to hear! I really think that strategy would suit me well. Wow you started really young! That's very cool to hear. If you don't mind me asking, starting so young did you have an influence in your life that pointed you in the right direction, or was it just something that always interested you? @Mehran first off LoL at the nickname thing! I thought of that..maybe I'll keep that with close friends and family. It definitely doesn't describe me, just a literal nickname like Sly Stallone. Thank you for the advice, I'll check out Amazon..I love that site. Usually I buy dvds and electronics off there so it'll be great to get some books with valuable info for a change! I appreciate the reply & thank you for your kind words.

Hello BP! My name is Silvestre Madrid, first thing people ask me is "Do you have a nickname?" And yes..its Sly :) I feel very fortunate to have found this site, it is such a valuable source of knowledge I cannot even begin to describe. Just like a neighborhood, the strength lies in the people of the community...and there are some great people here! Kudos to those who share their knowledge for the benefit of others. Something cool I heard on the most recent podcast and I believe it to be true, Jeff Brown's mentors said "don't pay back, pay it forward" and I thought that was really awesome. That shows true passion for the business.
A little about me, I grew up in Pomona Ca I just turned 27 and I've been in the telecom industry for about 8 years now. I really enjoy what I do, everyday is something different and challenging. In addition to technical skills, being a field tech has also taught me a skill that I am thankful for..patience. As things can get a lil frustrating when troubleshooting the network! I mainly work in So Cal, specifically the inland empire. I currently rent in a small town known as San Jacinto and would like to someday in the near future buy a home close by.
When I first began to learn about technology as a career, it really excited me and I made it happen.. and here I am 8yrs later. It also excites me to learn about RE because it has such a big impact on our lives. It is the foundation to so many things. Also as I've heard on quite a few of the Podcasts, most successful people in one way or another are involved in RE.
Moving forward my goals are to learn as much as I can with that search button, as its already helped tremendously. Also those very informative podcasts...I have those playing back almost daily in my work truck. Im just getting started learning the terminology and etc. but I remember being a wire monkey for seasoned techs when I first started in the field.. point is you gotta start somewhere! With a full time career in place I'm looking at possibly going the buy and hold route, as I read that it is very difficult to flip a property with a full time job. So for now I will read up on as much of these posts and blogs as I can and continue to gain knowledge. Thanks again to every contributor for this valuable resource known as BP!
