I think this is an excellent idea, you hit all the right points .... turnkey is used very broadly, I think it is critical to encourage individuals to expand the depth of your due diligence as you have defined above.

 Depends ! What are the home values? 

 Haha Steven! that is a great question! AND something I have been running into. the values are 32K 29K and 22K (about 83K and we are looking to pull out 30K-50K) 

Many lenders have 75K min per property and or 500K min per loan.

Any suggestions?

 Hi Adam-

No suggestions do not anyone in the space doing loans on assets that are under $50k

Yes, we are a boutique Turnkey provider in the Cleveland area, we only manage homes exclusively for Smartland Investors, all homes are owned by Smartland advance of any investor commitments and all of our services are in house.

Great question! I think you can apply with a co-signer - you definitely want to consult a mortgage broker, especially one that is well versed in the space and preferably this product is one of his/hers core products. A little guide for you to follow as you head down this FHA 203k journey -

Can anyone recommend any syndications with a good track record and what kind of returns you are receiving?

I also need a syndication that can allocate larger sums of capital, 6-7 figures.  Some of the syndications I've contacted couldn't handle that.

Welcome, I would recommend taking a look at www.brelion.com they have some large institutional investments coming down the line, I personally have invested with them and it has been successful with returns in the 14-18% range, preferred every month.

 I think this is a chicken and egg situation - if you do not have anything to sell, what buyers are you looking for ?
