Thanks Aaron. So doesn't sound like appealing freezes the value regardless of whether the appeal is successful or not. Just need to know to appeal at every reassessment.

Hi folks, I have a rental property in Chattanooga, and wondering about how property tax appeals work there. I'm used to Atlanta / Fulton County, GA where you can appeal every three years, and the values are then frozen for three years. Is there a similar process in Hamilton? Is appealing every year the optimal move? Any advice appreciated.

I need to transfer a property of mine back to an LLC (I had to transfer to myself for a refinance) and want to do this without hiring a lawyer. I figure I can just write up the deed myself using the same language that transferred from the LLC to me, so just need to have it notarized and recorded right? What's the easiest / cheapest way to get that done?

I'm sure a lot of you landlords have recently received re-assessments of your properties. I was surprised by mine, both because I didn't realize this only happened every 4 years in TN, but also because mine had a pretty major jump (about 60%). What advice do yall have on appealing these appraisals? Is it worth it at all? What's the process like? Is there a freeze on the appraisal after an appeal for a set number of years like some states do it?

Probably can apply to any market that isn't super high-cost. @Eric Huang curious why you're looking at Chattanooga specifically especially if the deals aren't cash flowing for you? I started looking in Chattanooga as an investor in Atlanta that found good deals in my own market fewer and farther between.

Great area to buy into (5 years ago), but also now. It's very hit or miss block by block, but if your property is walkable to the Beltline it will be great eventually. 4 bedrooms are in huge demand by AHA, and if you're open to renting to voucher-holders you will have a constant stream of good rent right away.

I would imagine eviction courts are pretty crazy backed up right now because a months-long moratorium has been in place. There's going to be a huge wave of evictions coming in January, so expect things to take a really long time.

You can read the ordinance here. Looks like this applies to
"new applications for rezoning building, permits for new construction, permit applications required for interior alterations or additions on existing structures (except for owner occupied residences where the owner completes and submits a residency affidavit), land disturbance permits, special use permits, special administrative permits, subdivisions, replattings, and lot consolidations"
