i) Yes
ii) My experience has been great so far. You get paid on time, every time. The city does inspections for you. You're providing a service for someone in need. They're not all bad people, and you can still vet new tenants.
iii) I may have a recommendation depending on what area the property is in.

What areas of the city are you looking? What kind of properties (Class A, B, C)? Most management companies specialize regionally and in inventory type.

What about the prospects for playing developer? Some nice big cheap vacant lots for sale there.

Has anyone lived in, worked in, or most importantly invested in Grove Park? Some interesting things happening there, much like a lot of the West Side, and seems like prices are still pretty low.

This new startup, called Rhino, is launching a new insurance product for landlords that claims to negate the need for security deposits. In theory, this will make listings more appealing and cut down on the hassle of cash transfers. The company also claims to be helping renters who often struggle to afford security deposits.
I think it's a pretty cool idea. As a landlord, would you consider using this product in lieu of security deposits

I'm under contract on a 4-plex in Chattanooga, and I just got my inspection done. I'm looking for recommendations for an honest, fairly-priced, and communicative general contractor for handling a few significant repairs. Please send them my way!

I'm looking for an honest, efficient, reasonably-priced general contractor to do rehabs on investment properties in Atlanta. Ideally, they would be used to working with investors who are out of state. It would be great to have some recommendations for people you all have worked with directly. Please send some names my way!
