I'm in the process of raising a fund with investors looking for deals specifically in Chattanooga, with some focus on opportunity zones. Wondering if anyone has any recommendations for brokers or wholesalers to talk to, or some specific deals to look at. I'm familiar with the market and the city, but the folks I've worked with in the past for my own deals have been more suited to one-off type investments. In this case we may prefer looking at more bulk/portfolio investments if possible.

My PM is charging me what seems like too much for regular landscaping services and I'd like to contract this out myself to save some money. Anybody have a vendor they would recommend? Property is in the 37404 zip.

Post: Eviction dilemma: tenant's in jail, don't know when he'll get out

Here's a new one for me. Tenant (inherited from previous owner) missed rent in March. After multiple attempts to contact him, my PM began eviction proceedings this month. Today, I find out the eviction lawyer discovered the tenant was arrested for a DUI on 1/19 and believes they may still be in jail. A little weird since he did pay rent in February, but neighbors say they haven't seen him. So, since no one knows where he is he has not been served, and my options at this point are to cease personal service attempts and have the sherriff post for possession or to keep waiting. So basically, repossess the unit and forfeit this month's and last month's rent, or wait for him to turn up with the hope that maybe I'll be able to recover the rent.
I'm definitely leaning toward the former - but what are your thoughts?

Thanks for the advice, Calvin. How exactly do you nestle the individual LLCs under the single top-level entity? This is the bit I'm confused about and what I'm missing currently from my structure.
Also, do you find it difficult managing that many bank accounts, insurance policies, and annual registrations? I imagine at a certain point you may be paying someone else to manage that for you?

I think the West Side belt line neighborhoods have a higher upside, but are less of a sure thing. Even though prices are high right now, I would bet on Reynoldstown, Grant Park, East Atlanta, etc. being safer bets in terms of long term appreciation even if you won't see as high returns as you might in Adair Park, etc. When the proverbial **** hits the fan, which areas are going to get hit first and which ones are going to benefit from lower prices?

Hi Katie, don't worry I'm aware of all that. Do you know if using a series LLC would only require registering a single entity in California?
