@Riley Luettgerodt One of my business partners has a few million air miles so I get plenty of stories about travels across Europe & investing from a far.  Things to do in the next couple of months; 

  • Research some markets you may want to invest and some places you may want to live.  
  • Research the BP forums & other sources about the markets - There are multiple & different strategies for each market
  • Start interviewing agents, investors, lawyers, turnkey companies, general contractors,... in the markets that interest you

You'll know when it's time to pull the trigger.

@Robert Obniski In the South I'd explore Hyde Park & Kenwood;  On the Northside explore Lincoln Park & Logan Square, on Far Northside explore Rodgers Park; Near West Side Greektown, Little Italy, Tri-Taylor, Pilsen.  I'm sure others will chime in.

@Robert Obniski A lot depends on how you define a "good" location.  Do you want to be close to public transportation, do you need parking, do you want to walk to restaurants, entertainment, or take a short cab ride...?   When you say Chicago, do you mean downtown or are you counting some of the areas that are part of Chicagoland but not technically Chicago.  I'd explore, virtually & physically, & decide what's good for you & narrow down the neighborhoods.

@Account Closed You may want to consider making your offers cash or finance & submit both the cash & private lender POF. The POF from your private lender should be good for 30 days & clearly state that the funds are for you or your company to purchase properties. You're offer also shouldn't be contingent on the private $.

@Ken Collins I haven't run your numbers but focused on the language in your post.  You said 3 times "told it was getting XX" for rent.  Don't rely what someone "told" you.  If your working w/ an agent he should be able to provide you w/ rental comparables.  You can also pull your own rental comparables using Rentometer.  There are probably some other tools out there for you to verify rents.

@Jay Helms Since it's a private document I'll have to have one of my folks black out portions of the agreement so names aren't revealed.  Then I'll send it to you.  The GC didn't put up much of a fight because we used an independent 3rd parties to verify % complete versus the schedule along w/ the quality of the work.  The GC knew that the information from the 3rd party would have been used by us in a dispute so there was they did not put up a fight.

This morning we got up & made the mistake of looking @ the weather app, -2 degrees F with a high of 3 degrees F. I ask myself this morning- Why are we living here? Then the phone blew up clients, investors, contractors, real estate agents..... Delegate, delegate, delegate. We're in downtown Chicago- walking distance or a short cab ride to everything Chicago has to offer, but we're here because of REI business. Every chance we get to venture to someplace warm we take.
