Funny this would come up. I just got dome stripping the espresso paint off my kitchen cabinets. Getting the oil based paint off the cabinets was a nightmare, whoever did it just paint right over the hinge hardware and didn't even paint the inside of the boxes of drawer sides. I personally prefer a dark stain vice paint, but just make sure they will do everything for $300 and not just the faces.

I like that you mention San Francisco. It's been quite interesting reading about housing and rents in that city and I think you pose a good question. It will interesting to see how it unfolds with higher interest rates and a $15/hour minimum wage.

Basing any investment off of technical analysis and not fundamentals is merely a game in speculation and chance. Despite housing prices being higher in areas than they ever have been the market is much healthier than it was back in 2007 when no doc loans, ARM, and CDOs were the norm.

Thank you everyone for your well wishes!
It's a 2 bed 1.5 bath townhouse located in Spring Valley (east San Diego) CA. Attached 2 car garage, A/C, and a small backyard. Paid $271/sqft for this one; it was really tough to find comps in the area, but it in the best condition by far for all the houses I looked at for under $300k.

Hey everyone,
It's been a while since I was on here last since I've been crazy busy. I wanted to give everyone here at BP a big thank you for motivating be to buy my first property. Seven months ago was the first time I had ever talked to a realtor and now I'm a property owner. Buying a home these days, especially in southern CA can be, and was, a headache but reading about all the success stories on BP helped me keep on the path.
...64 days to close escrow, HOA unwilling to fix section 1 termite damage (still have to go to court for this one), dealing with VA appraisals and financing, properties selling for $40k over asking price, properties with accepted offers in under a week....
All circumstances that had to be negotiated but were eventually overcome.
Thanks again everyone and I look forward to building a relationship with you all.

I have not, but it is now on my Amazon with list :) Speaking of Mr. Buffet, I really enjoyed The Intelligent Investor by Benjamin Graham, it is definitely a long one, but filled with good knowledge on value investing.
