why would you want to force someone to live in your house? I understand you are frustrated as your process has to start all over again. But would you rather have someone who WANTS to be there vs. someone who is FORCED to be there. Not only she may on purpose drive you insane with bogus requests, she is not likely to stay longer than 1 year.

we are considering a new home in the new community that is being developed by Ryland homes.
From what i understand, they do not accept offers, but can be flexible in offering closing cost assistance if financed through an in house loan originator.
What are the ways to get the most out of the builder?

anyone knows what this discoloration on the roof plywood may be? No signs of roof leakage anywhere.
Appears to be on the plywood not on 2x4's.

ask for a really big deposit ($5-10k) from this wholesaler to see if he has IT going or just kicking tires.
Alternatively demand a non-exclusive clause that will allow you to keep looking for backup contracts in case this joker does not come through.
But the main question is - why don't you use your own contract to sell? You want to stay in control of the transaction, don't you?

what is it in the area that the owner think attracts the airbnb'ers?
cannot imagine that renters want to explore the beauty of the 'roughness' ...
Also, he may need to be very specific in the description - e.g. "make no mistake, this neighborhood is rough, but the property is not. Be sure not to leave the house after 9 pm, etc " Because the cute name can be overlooked and/or misunderstood.
