I will chime in as a visitor. From my perspective, hotels are so inexpensive and are right in the middle of everything, I would not look to rent off strip. First, you aren't going to save much (if anything), second, you gonna depend a lot on transportation (either UBER or use your own car and pay for parking).

Any smart landlord will have a clause in his/her rental agreement that will prohibit subletting or require LL vetting of any subletee.

I suspect I am too late in the game (7 months since the last post), but I will say it anyway.
In the BCity you have to to offer the right of first refusal to the tenants.

I don't think you can request the wholesaler(s) to go find you a specific property (in your case, duplex).
They will bring you what they have once they have it.
You may need to look on MLS.

Management fees are around 50% (and sometimes you can only choose the on-site management company for your condotel management). Condo fees are astronomical. Likely oversupply, hence selling may be very hard.
Competition is huge (the whole building competes with you). How do you plan to compete with 900 other units? On price?.... Just saying....

if it's only the neighbors complaining about the noise, you should be strict with your "quite between 9 pm and 7 am" rules.

Did you check the city/county/state code regarding short term rentals before renting it out? I have a feeling that the code enforcer would not have called you if your rental was legal.
If it's prohibited, and you continue running a STR, they will slap penalties until you shut it down. Looks like neighbors are going to be watching closely.....
Sorry, but you gotta follow the letter of the local laws.....
