Sort of along these lines, here is an iInteresting article by urbanist Richard Florida about the creative class and divided cities. The maps in the study categorize parts of major metropolitan areas by the type of worker who predominantly lives there (creative, service, working). Looks like cities with high creative class ratios act as a magnet for young tech/artist demographic.

Thanks @Paul Weller and @Jon Q. for the rental cap input. Will definitely make that clear as one of my criteria bits. I got in touch with a couple of brokers and am feeling out what kind of inventory is out there (not much). Being patient though and going to see what becomes available in the next couple of months.

@Nghi Le, thanks for the lead. Since I'll be living in the property for a year before renting out, I'm looking for something more central Seattle at this point. Do you deal with any properties in the ID, Central District, or north Seattle?

Hi @Alex Chin! Thanks for your reply. A condo works for me actually! My plan was to occupy it for a year as I finish up a graduate degree at UW, then rent out. Trying to find something that doesn't have outrageous condo fees and nets a positive cash flow, even if it's just a few bucks. 

Does this sound like a reasonable plan? Trying to gauge the market.

I've been living in the Seattle area for a year after growing up on the East Coast (mostly Pennsylvania and NYC). I am currently looking to make my first investment. My hope is to start with a 2 bedroom in Seattle for around 250k, eventually moving up to multifamily units outside of Seattle. Excited to meet folks and talk about the Seattle market!
