@Mido Ali, yes, it always goes up.  Buy as many houses as possible TODAY.

In all seriousness, the market goes up and down. A typical market cycle is 8-12 years. The reason REI can be lucrative is because of the cycles.

Most agree we are close to the top right now.

It's not necessary but you can get one on LegalZoom very quickly if you want. Other alternatives are to buy in trust and eventually set up an LLC as the beneficiary.

Again, don't make the lack of an entity your reason for not submitting an offer.

This is the reason people can make so much money in real estate!!!  The cycles are the best and worst thing about this investment class.  This is why you have to buy right but now everyone thinks real estate is "hot."  Give it 2 years and see where we are.  There are still deals to be had but they are full and far between and OFF market.

You probably already know this but, in my opinion and my experience, your best bet for those plays is off-market deals.  That's where we have found our best value-add and refi plays in this market.

Simple, there is more money than brains out there in the multi-family realm right now.  Although you're being smart and buying based on actuals, some people will buy based on how they project the property to perform.  You're not alone, we're finding that all over the place as well.
